Faedah adalah yuran yang dikenakan oleh bank atas pinjaman wang anda. Pada asasnya, faedah adalah seperti “sewa ke atas wang”.<\/p>\n

Di Malaysia, kadar faedah pinjaman perumahan biasanya diambil sebagai peratusan atas atau di bawah Kadar Pinjaman Asas (BLR)<\/em>. Sebagai contoh, jika BLR semasa ialah 6.6%, kadar faedah ke atas “BLR – 2.1%” pinjaman akan menjadi 4.5%.<\/p>\n

<\/span>Apakah Kadar Pinjaman Asas?<\/span><\/h2>\n

Kadar Pinjaman Asas (BLR) adalah kadar faedah yang dirujuk oleh bank, sebelum mereka putuskan jumlah bayaran yang akan dikenakan bagi pelbagai produk \/ pinjaman yang mereka tawarkan. BLR mengambil kira kos operasi bank akaun dan biasanya serupa antara bank-bank utama. BLR amat dipengaruhi oleh Kadar Dasar Semalaman (OPR) yang ditetapkan oleh Bank Negara.<\/p>\n

<\/span>Jenis-jenis yang berlainan: kadar faedah tetap berbanding kadar faedah boleh ubah<\/span><\/h3>\n

Satu pinjaman perumahan dengan kadar faedah yang berubah-ubah (atau terapung) adalah sejenis pinjaman di mana kadar faedah yang boleh berubah pada satu ketika di masa depan.<\/p>\n

Sebaliknya, pinjaman perumahan dengan kadar faedah tetap tak akan mengalami apa-apa perubahan kepada kadar faedah sepanjang tempoh pinjaman keseluruhan.<\/p>\n

Kebanyakan pinjaman perumahan di Malaysia pada hari ini mempunyai kadar faedah boleh ubah (semua bank yang tunjuk kadar faedah pinjaman perumahan mereka sebagai “BLR – XX%” adalah pinjaman kadar faedah yang berubah-ubah).<\/p>\n

<\/span>Bagaimana faedah atas pinjaman perumahan dikira?<\/span><\/h2>\n

Bank kenakan faedah ke atas jumlah pinjaman yang belum dibayar pinjaman rumah anda (juga dikenali sebagai pinjaman pokok atau baki pinjaman belum jelas. Biasanya, kadar faedah pinjaman rumah dikira dan dicaj secara bulanan.<\/p>\n

Sebagai contoh, andaikan anda ambil pinjaman rumah RM500,000 dari sebuah bank pada kadar faedah BLR – 2.1%. Anggap bahawa BLR adalah 6.6%.<\/p>\n

<\/span>Pada bulan pertama anda:<\/span><\/h3>\n

Jumlah faedah yang dikenakan oleh bank ialah:<\/strong><\/p>\n

RM500,000 x (6.6% – 2.1%) \/ 12 = RM1,875.<\/p>\n

Bergantung kepada berapa banyak ansuran bulanan anda, caj faedah anda mungkin kurang pada bulan-bulan berikutnya.<\/p>\n

Andaikan pembayaran bulanan anda adalah RM3,000.<\/p>\n

<\/span>Pada bulan kedua anda:<\/span><\/h3>\n

Faedah caj bulan sebelumnya = RM1,875 (lihat di atas)<\/p>\n

Jumlah yang diperuntukkan untuk mengurangkan pinjaman tertunggak = RM3,000 (bayaran bulan sebelumnya) – RM1,875 (faedah bulan pertama) = RM1,125<\/p>\n

Baki tertunggak pada bulan kedua:<\/strong><\/p>\n

RM500,000 (jumlah pinjaman awal) – RM1,125 (jumlah yang digunakan untuk mengurangkan pinjaman tertunggak pada bulan pertama) = RM498, 875<\/p>\n

Jumlah faedah yang dikenakan oleh bank pada bulan kedua:<\/strong><\/p>\n

RM498,875 x (6.6% – 2.1%) \/ 12 = RM1,871.<\/p>\n

<\/span>Kadar harian vs kadar bulanan<\/span><\/h3>\n

Bergantung kepada perjanjian pinjaman, faedah boleh dikira sama ada “kadar harian” atau “kadar bulanan” asas. Rajah di bawah memberi satu contoh perbezaan antara pengiraan faedah “kadar harian” dan “kadar bulanan”.<\/p>\n

Pinjaman rumah dengan pengiraan kadar harian selalunya lebih baik dari pengiraan kadar bulanan. Kelebihan yang jelas ialah anda dapat jimatkan bayaran caj faedah sekiranya anda buat pembayaran balik yang besar terhadap pinjaman rumah anda di pertengahan bulan (sebelum tarikh pembayaran balik pinjaman anda).<\/p>\n
