Bank sering memaparkan kadar faedah pinjaman perumahan mereka dengan jelas, tapi jarang terangkan bagaimana ia berfungsi. Walaupun pinjaman perumahan tak mudah sangat nak faham, namun ia bukanlah susah sangat macam sains roket. Di bawah ini, kami cuba jelaskan mekanisme dalaman pinjaman perumahan. Tapi mula-mula, anda perlu faham beberapa istilah utama:<\/p>\n

<\/span>Pokok pinjaman perumahan<\/span><\/h2>\n

Pokok pinjaman perumahan pada asasnya jumlah yang dipinjam dan belum dibayar balik. Bagi pinjaman perumahan, kadar faedah biasanya dikenakan ke atas jumlah pokok ini.<\/p>\n

<\/span>Kadar faedah pinjaman perumahan<\/span><\/h2>\n

Kadar faedah bagi pinjaman perumahan di Malaysia biasanya diambil sebagai peratusan di bawah Kadar Pinjaman Asas (BLR). Sebagai contoh, jika BLR semasa ialah 6.6%, kadar faedah ke atas “BLR – 2.5%” pinjaman akan menjadi 4.1%.<\/p>\n

<\/span>Tempoh pinjaman<\/span><\/h2>\n

Tempoh pinjaman adalah masa dipersetujui bagi pinjaman perumahan. Di Malaysia, pembeli rumah mengambil pinjaman perumahan dengan tempoh sehingga 40 tahun.<\/p>\n

<\/span>Contoh:<\/span><\/h3>\n

Andaikan anda berkira-kira nak ambil pinjaman perumahan sebanyak RM200,000 selama 30 tahun, pada kadar faedah yang dipersetujui “BLR – 2.4%”. Selanjutnya mari kita anggap bahawa BLR adalah 6.6% (yang pada asasnya bermaksud kadar faedah ke atas pinjaman rumah anda adalah 4.2%).<\/p>\n

<\/span>Pengiraan faedah<\/span><\/h2>\n

Faedah ke atas semua pinjaman rumah di Malaysia dikira secara bulanan. Dalam kes ini, kadar faedah tahunan 4.2% adalah bersamaan dengan kadar faedah bulanan sebanyak 0.35%, iaitu 4.2% dibahagikan dengan 12.<\/p>\n

Apabila membuat pembayaran balik pinjaman rumah bulan pertama anda, menggunakan kadar bulanan sebanyak 0.35% ke atas jumlah pinjaman pokok RM200,000 memberikan anda caj faedah sebanyak RM700 untuk bulan pertama.<\/p>\n

<\/span>Pengiraan pembayaran bulanan<\/span><\/h2>\n

Walaupun caj faedah anda adalah RM700 pada bulan pertama, bank biasanya perlukan anda membayar lebih sedikit dari RM700 setiap bulan. Pembayaran tambahan akan menyebabkan penurunan pinjaman pokok (jumlah hutang pinjaman rumah anda).<\/p>\n

Kerana faedah pinjaman rumah anda dikira berdasarkan apa yang anda berhutang, dengan membayar sedikit tambahan dalam bulan pertama anda, faedah ke atas pinjaman anda untuk bulan kedua akan lebih rendah sedikit.

Dalam contoh ini, pembayaran faedah bulan kedua adalah RM699 (iaitu RM199,722 x 0.35%).<\/h5>\n

Dalam pengiraan jumlah bulanan yang anda perlu bayar, bank menggunakan formula khas yang dipanggil “formula pelunasan”. Cara jumlah bulanan berfungsi ialah bila anda tiba ke bayaran terakhir (berdasarkan pinjaman yang anda telah persetujui), anda akan melangsaikan keseluruhan pinjaman anda serta semua faedah yang dikenakan.<\/p>\n

Jumlah pembayaran balik bulanan biasanya sama untuk tempoh keseluruhan pinjaman anda, melainkan jika terdapat perubahan dalam Kadar Pinjaman Asas (berdasarkan kadar faedah pinjaman).<\/p>\n
