Ada beberapa faktor yang mempengaruhi kadar faedah pinjaman rumah anda. Faktor-faktor luaran (contohnya keadaan ekonomi) berada di luar kawalan anda, manakala faktor lain (contohnya skor kredit) anda mungkin mempunyai beberapa pengaruh.<\/p>\n

<\/span>Kadar Pinjaman Asas (BLR)<\/span><\/h2>\n

BLR adalah kadar rujukan faedah yang digunakan oleh bank untuk tentukan kadar bayaran pelbagai produk yang mereka tawarkan. Ia adalah kadar yang mengambil kira kos operasi akaun bank, dan biasanya serupa antara bank-bank utama.<\/p>\n

Di Malaysia, pinjaman rumah biasanya dirujuk sebagai peratusan di atas atau di bawah BLR. Ini bermakna, jika BLR meningkat atau menurun sebanyak jumlah tertentu, kadar faedah yang dikenakan ke atas pinjaman rumah kadar apungan juga meningkat atau menurun pada jumlah yang sama.<\/p>\n

<\/span>Profil kredit peribadi \/ kredit skor<\/span><\/h2>\n

Profil kredit peribadi anda atau skor kredit adalah penting kerana ia sering digunakan untuk putuskan sama ada anda akan layak untuk pinjaman rumah atau tidak, serta jumlah dan kadar faedah bank sedia beri atas pinjaman anda.<\/p>\n

Bank biasanya periksa dua perkara: rating kredit (biasanya ditentukan oleh agensi kredit persendirian) dan tahap pendapatan anda. Untuk nikmati kadar pinjaman rumah yang lebih rendah, anda perlu punyai skor kredit dan pendapatan yang baik.<\/p>\n

<\/span>Terma pinjaman perumahan anda<\/span><\/h2>\n

Kadar faedah pinjaman bergantung kepada terma \/ syarat pinjaman perumahan anda.<\/p>\n

Saiz pinjaman rumah anda<\/strong> – Semakin besar jumlah pinjaman, semakin rendah kadar faedah ke atas pinjaman rumah anda (sehingga ke tahap tertentu pastinya!).<\/p>\n

Tempoh pinjaman anda<\/strong> – Pinjaman berjangka masa pendek umumnya lebih mahal (iaitu tinggi kadar faedahnya) berbanding dengan pinjaman berjangka masa panjang. Namun, walaupun nampak macam elok memanjangkan tempoh pinjaman, faedah dari segi jumlah duit ringgit yang anda bayar umumnya lebih rendah kalau ambil pinjaman berjangka pendek.<\/p>\n

Insurans pinjaman perumahan<\/strong> – Sesetengah bank tawarkan potongan kadar faedah kalau anda pohon insurans gadai janji sekali dengan permohonan pinjaman perumahan. Insurans ini (contohnya Mortgage Reducing Term Assurance<\/em> atau MRTA) membantu melindungi jumlah pinjaman belum jelas dalam kes kematian atau kecederaan kekal, jadi akan mengurangkan risiko pinjaman anda pada mata bank.<\/p>\n

<\/span>Lokasi rumah anda<\/span><\/h2>\n

Kadar faedah pinjaman perumahan anda berbeza bergantung kepada lokasi rumah. Sebabnya setiap lokasi punyai risiko berbeza menurut bank.
\nKawasan yang sedang bertumbuh pesat dan naik harga hartanahnya kurang risikonya kepada bank. Bila harga hartanah meningkat, kesannya peminjam yang berada di lokasi ini menjadi lebih \u201ckaya\u201d dan turun kecenderungan tak bayar pinjaman.<\/p>\n

<\/span>Adakah anda seorang pelanggan menguntungkan?<\/span><\/h2>\n

Seperti semua perniagaan, bank didorong oleh keuntungan. Jika anda melanggan banyak produk (iaitu akaun semasa, kad kredit, pinjaman kereta) dari bank yang sama, kemungkinan besar, anda akan dapat tawaran yang lebih baik bagi pinjaman rumah dari bank yang sama (berbanding dengan bank lain).<\/p>\n
