<\/span>Dua jenis pinjaman perumahan kerap ditawarkan di Malaysia<\/span><\/h2>\n

Pihak bank biasanya menawarkan jenis pinjaman berikut: 1) Pinjaman Tetap, dan 2) Pinjaman Perumahan Boleh-Ubah (atau Flexi-Loan).<\/p>\n

Pinjaman Perumahan Tetap memerlukan anda bayar secara bulanan, satu jumlah yang tetap sepanjang tempoh masa perjanjian (contohnya 30 tahun). Jumlah yang tetap ini memudahkan anda memantau perbelanjaan anda setiap bulan.<\/p>\n

Pinjaman Boleh-Ubah pula sebenarnya Pinjaman Tetap yang bergabung dengan Akaun Semasa peminjam. Pinjaman ini sesuai untuk mereka yang mahukan kebebasan menggunakan wang tanpa terikat dengan sebarang ketetapan bulanan. Melalui Pinjaman Boleh-Ubah, lebih banyak yang anda simpan, lebih banyak kadar faedah yang boleh anda jimatkan daripada dikenakan oleh pihak bank.<\/p>\n

Biasanya kadar faedah yang dikenakan untuk pinjaman perumahan adalah di bawah Kadar Berian Pinjaman Asas. Apakah maksud tempoh terkunci (\u201dlock-in\u201d)?<\/p>\n

Bank biasanya akan kenakan caj penalti antara 2% hingga 3% (dari jumlah pinjaman asal) jika anda berjaya melangsaikan keseluruhan baki pinjaman anda seawal tahun kedua atau ketiga pinjaman. Dalam tempoh \u201dtahun kedua atau ketiga\u201d ini, anda tak boleh menyelesaikan keseluruhan pinjaman atau penalti akan dikenakan, adalah merupakan tempoh terkunci pinjaman perumahan anda.<\/p>\n

<\/span>Kadar pinjaman dan pembiayaan<\/span><\/h3>\n

Jumlah kelulusan permohonan pinjaman bergantung kepada beberapa perkara, termasuk 1) nilai pasaran atau harga belian rumah, 2) jenis hartanah (contohnya perumahan atau komersial), 3) lokasi hartanah, 4) profil peminjam (contohnya umur, tingkat pendapatan, dll.).<\/p>\n

Bank akan meluluskan pinjaman pada kadar 80% hingga maksimum 90%. Ini bermaksud untuk rumah yang berharga RM500,000 anda boleh dapat pinjaman antara RM400,000 hingga RM450,000 dari bank, dan bakinya ditanggung oleh anda sebagai bayaran pendahuluan.<\/p>\n
